C56. Knapton Hill House

Our pretty house is a three bedroom, three bath home ideal for entertaining family or friends. With incomparable views over Harrington Sound and the South Shore, it is a fifteen minute taxi ride from the airport, located in Smith’s Parish in an elegant neighborhood and just up the hill from John Smiths Bay, a local best kept secret in terms of south shore beaches.   

Included is housekeeping three mornings a week.  The property sleeps six persons. The master has a king size bed and two bedrooms each have twin beds.  Each bedroom is on its own level with private bath.  There are reverse cycle air conditioning/heating units in the living room and bedrooms as well as portable fans and a ceiling fan in the master. The house is located high on a hill, so even on warm days, there are lovely summer breezes.   

The living room has a fireplace, picture window and sliding doors to a porch with dramatic water views in three directions, North, East and West for sunrise breakfasts and sunset dinners.  The porch is normally the most “sought after” room in the house.  The dining room table seats six to eight.  The updated kitchen is equipped with microwave, toaster oven, brisker, coffee pot, tea kettle, blender, and 2007 appliances:  refrigerator/freezer with ice maker, electric stove and dishwasher. There are Corion counters and a new tile floor.  The kitchen provides plenty of utensils, cutlery, china and glassware for gourmet feasts.  A charcoal grill is located in the garage. Groceries can be purchased at nearby Harrington Hundreds, a food emporium with goods, wine, beer and spirits and full delivery service.     

The house has basic cable television and a DVD with a good selection of movies.  There is wireless internet service.  Long distance phone service is available at the tenant’s expense, but we encourage cell phones or calling cards.  There are games, puzzles, and playing cards as well as a small library of books.  An ironing board, iron and hair dryer are also provided.  For longer guest visits, our house keeper will do laundry for you at an extra charge. 

The house has a wonderful ambiance with tasteful décor and extraordinary water views from EVERY room. There are two quaint patios outside amid lovely perennial gardens and hibiscus hedges.  There is an ample supply of beach towels.  Motor bikes can be rented from Smatts Cycle Livery, Oleanders or Wheels Cycles and will be delivered and picked up at the house.  

Our housekeeper has been caring for the house and its guests for the past 38 years. She is absolutely delightful and will make you feel right at home.  She can answer any of your questions.  A GRATUITY FOR THE HOUSEKEEPER IS CUSTOMARY on your departure.  We recommend several wonderful taxi drivers who are a wealth of information; their names are noted on our “helpful hints” sheet in the front hall.  We are a twenty minute walk to John Smith’s Beach, the grocery store and Spittal Pond, Bermuda’s largest nature reserve.  Brochures for bus and ferry schedules and all island activities can be found in our living room table.  The bus stop to Hamilton and St. George’s is conveniently located at the end of our street.  You can get bus/ferry passes at the information desk at the airport.  At the bottom of Knapton Hill, the South Shore Road heads east towards Tuckers Town, a spectacular coastal road with amazing ocean views.       

Specialty Inn, a family style restaurant, is five minutes away at Collector’s Hill.  Flatts Village is also a five minute ride; Rustico, one of the best Italian restaurants on the island, is located in the village along with Pizza Chef (delivers).  Flatts also boasts the 1926 Aquarium, a small zoo and museum, a wonderful exploration of the island and its past. Other good restaurants in the area include Tom Moore’s, Ariel Sands and Pink Beach.  A more extensive list of restaurants is highlighted in our “helpful hints”.  We ask for and encourage ENERGY and WATER conservation at all times: do not leave air conditioning on when you go out ,please..  Bermuda is dependant on its natural resource of rain water.

Extended visits: please call for a quote.  $1000.00 damage security deposit is refunded no sooner than 30 days and no later than 60 days after termination of the tenancy. Bookings are made with a signed lease agreement and the balance is paid in full 6 weeks prior to tenancy commencement.
