Terms of Service

Our terms for reservations of the privately owned apartments and cottages require a deposit of 50% of the total rental amount plus taxes and fees, to be paid upon making reservations, and 50% for our larger properties that require a lease. AS OF NOVEMBER 1, 2018, THE GOVERNMENT OF BERMUDA HAS PLACED A 4.5% TAX ON ALL PRIVATE RENTALS, which will be collected as part of the deposit. The balance is to be prepaid to our company at least 8 weeks prior to arrival. If there is maid service, it is customary to leave an appropriate amount as a token of appreciation for his/her services.

The deposit payment is neither refundable nor transferable, except at the discretion of the company. It is prudent to purchase travel insurance in case you cannot make the trip FOR ANY REASON. 

In the case of some larger homes or longer term bookings, different deposit arrangements are made. Damage deposits will be required and are returned between 30-60 days after tenancy concludes, less any damages or overages. Details will be furnished to you, along with house particulars, upon request. 

Restaurants will automatically add a 10% gratuity charge to your bill in lieu of a tip. Larger hotels and commercially run guest establishments charge an additional 7.25% – 9.50% tax, plus the 10% gratuity which helps the local government and the dining facilities offset their considerable costs in advertising the island worldwide. These charges add up! That's why private home rentals and the cooking facilities included save you considerable money!

All rental units have a 3-night minimum at the very least, to offset the costs of having guests visit, and some require a 5 night minimum charge or more. YOU CAN STAY FOR FEWER NIGHTS, BUT WE HAVE TO CHARGE YOU THE MINIMUM CHARGE. Please note: minimum night stays are not always explicitly stated on the website, and they can change. Contact us to find out if the rental you’re interested in has a more than 3-night booking requirement. It is understood that NO subletting of any rental is permitted.

Bermuda Accommodations Inc. cannot be held financially responsible in any way for service interruptions such as electrical power failures, water shortages, appliances that do not work, internet access problems, etc. Please ensure you speak to the owner or the property manager if such events occur and alert us by email or phone so we can assist you in getting matters sorted out swiftly.

TV and Internet is provided where noted in the property description. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to TV service or internet access. Wi-Fi is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

We occasionally experience outages or loss of services including fresh water that are beyond our control. No refunds or compensation will be given for any outages or loss of any service. Please report any outages as soon as possible to us by email or telephone so we can get it sorted out for you right away. Fresh water is collected from rain and stored in tanks under the house; in times of drought tanks can run low because usage is stepped up. Therefore, please use precious water resources judiciously as all Bermudians do.

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, work and family emergencies, or other commitments of the tenant(s) or the tenant’s guests.

If your flight has been cancelled due to a hurricane we will hold the funds for the following 12 calendar months for you to re-book. After 12 months, funds are neither refundable nor transferable. Bermuda is located at the north end of hurricane territory but big hits are extremely rare; only seven major storms have passed within 40 nautical miles of Bermuda since records commenced in 1851.

It is the tenant’s responsibility to learn about safety precautions, warning signs of bad weather, and water safety. The tenant agrees to be cognizant and responsible regarding conditions and safety procedures concerning swimming in, boating on, or being around the open water. The tenant agrees to have a responsible adult supervise minors while they swim or enjoy any water activities on the rented premises. The tenant is hereby notified that the open water can be dangerous and the tenant fully accepts the risks involved. The tenant is further notified to be cautious when outside the house as the open water is in close proximity in every direction and can be a hazard particularly for young children.

Tenants shall see to their own security while in the property by locking doors, windows, etc. whenever it is prudent to do so. Valuable items left behind by Tenants will be held for the Tenants and every reasonable effort will be made to contact the Tenants for return. If items are not claimed for longer than 6 months, they shall become the property of the Landlord. The Landlord shall not be liable for condition of said items. Items are returned once the guest has forwarded funds to Bermuda Accommodations Inc. sufficient to cover postage or courier services as there are no C.O.D. services available internationally.

Home owners do update property furnishings from time to time. For example, if bed configurations are critical to you, please ensure that we are notified of such specifications before you arrive, for your comfort and convenience.

Upon arrival in Bermuda, please proceed by taxi to your accommodations. The home owner (or his designate) will meet you and show you around the property. Otherwise, a note will be left for you with instructions and the home owner will meet you as soon as they are available. 

Should a cancellation of your reservation for any reason prove necessary, your payment will be forfeited. All payments are non-refundable and non-transferable. Our experience has shown that resale of cancelled reservations is virtually impossible and we must cover the expense of making bookings. We strongly recommend the purchase of travel insurance when arranging airline tickets and making accommodation reservations to cover off all eventualities.

Over Christmas and New Year’s, which is a busy time of the year, the ‘Summer’ rates apply unless otherwise specified. Since our accommodations tend to book up in advance for the key seasons, it is wise to indicate which ones are of interest to you so that we can place them on hold while travel plans are being finalized. It is our pleasure to provide you with references from people who have used our services and stayed in the homes you are considering for your vacation. References are posted on the website under each listing. If you don’t see any there, it’s probably because that property is new to us.

From time to time, unforeseen circumstances will necessitate a change in your accommodations. We have had home owners suffer catastrophic accidents that required us to move clients at the last minute to a new location. This is very rare, but we must reserve the right to make substitutions to other locations that we represent if any of them are available, at the posted price of the new accommodations unless we can arrange a favorable agreement for you which we will certainly try to do. Occasionally, we are subjected to unexpected price increases as well, but we will do everything we can to honor prices as discussed when a booking is in progress. There will also be times when a property we show to be “available” will have been taken off the market by the home owner for their own use. We can have a communication lag of a day or two on occasion. We can rebook you elsewhere at the posted rate of the new location. Please note that we do not use online calendars because of the security risk they pose in letting the rest of the world know when a property will be vacant or occupied by a new group of tourists. Do not purchase airline tickets without first obtaining a confirmation of availability. We find it prudent to double check with the home owner whenever a potential guest expresses an interest to ensure the space is available before payments are made. 

At this time, cottage and apartment prices start at $140.00 + US per night per couple. Monthly rates in the winter season start at $2,000.00 + US. Larger houses have prices that start at $3000.00 + US per week, with discounts for stays of a month or more. In the high season, many villas require minimum duration bookings of a week or more. Some home owners have been forced to add a cleaning fee or a damage deposit because of the poor way units have been left by guests in the past. We ask you to treat our properties as if they were owned by a cherished friend of yours: please wash up your dishes and take all the garbage out on the day you leave. Throwing a load of towels on would be a kindness as you are heading out the door as well.

All home owners want you to have a lovely holiday so you will come again to visit and tell all of your friends about their beautiful island. They will be pleased to address any little oversights: if you have a problem, ask them to assist you, but please be courteous and considerate in return.

A reservation with our company is a commitment by the tenant to the rental of a specific unit as laid out in the reservation form for unit, dates, and guests. The payment will be remitted and received within 10 calendar days of making a reservation. Any correction to the information contained in the reservation form is to be brought to our attention immediately. We are so looking forward to seeing you in Bermuda!
